Status certificate and Form B review is the choke point in residential closing practice. Pellucis compresses the review into minutes — with verbatim source text, page citations, and statutory references on every finding — and produces the LawPRO-defensible audit trail the file needs years later. Diligence is the product. Pellucis is the platform.
Status certificates, BC strata Form B packages, and co-op disclosures contain everything needed to evaluate a property’s legal, financial, and governance health. They’re also four hundred pages long, jurisdiction-specific, and reviewed under conditional timelines that don’t move.
Real estate firms have always solved this with seniority — partners, senior associates, and experienced brokers carrying the institutional knowledge of what to look for. That doesn’t scale. It doesn’t train juniors. And when a file is questioned, it doesn’t produce the defensible audit trail the regulator or insurer wants to see.
Pellucis is the platform that turns that institutional knowledge into a workflow: page-cited extraction, governance and community scoring, statutory gap detection, and a firm-wide audit trail. We don’t replace professional judgment — we make it visible, repeatable, and defensible at firm scale.

Defensible review starts with a documented methodology. Every Pellucis finding is page-cited, version-controlled, and reviewable by a partner — not a black box.
Facts Over Opinions
Pellucis states what the documents contain and what they do not. It does not speculate, dramatize, or hedge. The narrative is written by AI; the numbers are not.
The Absence Is The Finding
What the documents do not contain is often more important than what they do. Statutory gaps, missing reserve studies, and absent insurance evidence are first-class findings.
Defensible By Default
If a closing is questioned years later, the audit trail has to defend the file. Document hashes, extraction results, and reviewer actions are time-stamped on every package.
