The gap lawyers don't fill
When you buy a condominium, co-operative, or strata unit, the seller is required to provide a package of building documents—financial statements, meeting minutes, reserve fund studies, insurance certificates, bylaws. These documents contain everything you need to know about the building's health. The problem is that almost nobody reads them.
Lawyers review for legal compliance: liens, litigation, bylaw issues. That work is essential. But lawyers do not typically analyze whether the reserve fund can cover the next roof replacement, whether the board has a pattern of budget overruns, or whether governance dysfunction is eroding the building's long-term value.
Pellucis was built to close that gap. We apply forensic-grade analysis to every page of the document package and deliver a clear intelligence briefing: what is strong, what is exposed, and what exposure to consider in negotiations.
How it works

Pellucis extracts every financial figure from your documents and calculates the ratios that reveal the building's true position. It identifies risks by category and severity, then searches for what should appear in the documents but does not—because what is missing often matters more than what is there.
It scores how the board operates: procurement discipline, follow-through, response time. And it scores the community itself: owner participation, meeting attendance, complaints, conflict between members, and quorum health. Then it synthesizes everything into an assessment, a narrative, and a specific number.
The narrative is written by AI. The numbers are not.
