Your comparables chart, filled in your own workbook.

Pellucis writes each sale into the firm's chart in Excel, every cell cited to the sheet it came from. The formulas are untouched. One Undo takes it back.

Chart Fill works in the workbook the firm already uses, and never changes a formula.

Fill the firm's own chart

The chart is yours. Pellucis only writes the values.

  • Your workbook, your layout.

Open the firm's chart and Pellucis reads its columns as they are, with no template to adopt.

  • Values only, formulas untouched.

Sale prices, dates and areas go in as values; every rate and adjustment is still the chart's own formula.

  • One Undo.

See the plan before anything is written, and take the whole fill back with one press.

Every cell cited

A number with no source does not go in.

  • Source on every cell.

Each value carries the sheet, page or export line it came from.

  • Derived cells agree to the cent.

After the fill, Pellucis recomputes every derived cell and reports any that differ.

  • Blanks stay blank.

Where the source is silent the cell stays empty and marked for you, never estimated.

Comparables from the file

Sales come from what the firm already holds.

  • From the saved export.

Read a saved sales search and screen it to the sales that fit the brief, with a reason on each.

  • From the firm's past reports.

Bring in the comparables the firm's filed reports relied on, cited to the page.

  • Appraiser-entered values kept apart.

A figure you type is marked as yours and stays distinct from an extracted one.

How firms use it

  • A land sales chart from the saved export.

The export is screened and the keepers written in, with the search itself checked against the brief.

  • A rent chart from the leases in the file.

Each lease's rent, term and area read into the chart with its clause.

  • An update's chart carried from the prior report.

The prior chart's sales come forward with their sources, and the new ones join them.
