What to request from the seller or property manager
Use this checklist when ordering your status certificate, strata package, or co-op disclosure. The more complete the package, the better the analysis.
Overview
Pellucis serves BC (strata), Ontario (condo, co-op), and Alberta (condo, co-op). Each jurisdiction has its own disclosure document and statutory requirements. At minimum, we need financial statements and meeting minutes.
Ontario — Condominium
Document: Status certificate. The condo corporation must provide it upon request.

- Most recent financial statements
- Reserve fund study (every 3 years; Class 2 and Class 3 alternate)
- AGM and board meeting minutes
- Insurance certificates
- Bylaws and rules
Ontario — Co-operative
Document: Co-op disclosure package.

- Reserve fund study (every 5 years for CMHC-funded co-ops)

British Columbia — Strata
Document: Strata package. Includes Form B, depreciation report, financials, minutes, bylaws.

- Depreciation report (every 5 years for 5+ units; mandatory July 2024)

Alberta — Condominium
Document: Condo document package. No Form B or CRT; equivalent disclosure from the corporation.
