Ontario
Condominiums (Condominium Act, 1998)
Ontario condos use Status Certificates for buyer disclosure. The condo corporation must provide a status certificate upon request.
- Reserve fund study: Required every 3 years after the initial comprehensive study. Class 2 and Class 3 studies alternate.
- CAT (Condominium Authority Tribunal): Handles disputes between owners and corporations. Pellucis counts CAT references in minutes as conflict indicators.

Housing Co-operatives (Co-operative Corporations Act)
Co-ops use disclosure packages for buyer due diligence.
- Reserve fund study: Required every 5 years for CMHC-funded co-operatives.
- CMHC mortgages: Standard operating financing. Pellucis does not flag these as debt risk.
Alberta
Condominiums (Condominium Property Act)
Alberta condos have no dedicated strata tribunal like BC CRT or Ontario CAT. Disputes may go to court.
- Reserve fund study: Required every 5 years. First study within 2 years of registration for new condos.
- Form B and CRT do not apply in Alberta.

British Columbia
Strata (Strata Property Act)
BC uses the term strata. Buyers receive a strata package including Form B, depreciation report, financial statements, and minutes.
- Depreciation report: Required every 5 years for strata with 5+ units. Mandatory as of July 2024. Strata with 4 or fewer units remain exempt.
- CRT (Civil Resolution Tribunal): Handles strata disputes. Pellucis counts CRT references as conflict indicators.
