How to export and share your Pellucis report
Reports are delivered in PDF and Markdown format. You can download either, share the PDF with your professionals, or use the Markdown for programmatic access. This page covers export options and sharing workflows.
Export Formats

Downloading Your Report
When your report is ready (typically within 24 hours), you receive it via email with links to download PDF and Markdown. You can also download from your Dashboard or Lab after signing in.
Reports are stored securely and remain available for download. Retain a copy for your records—you may need it for conditions of sale or follow-up with professionals.
Sharing With Professionals
PDF is the standard format for sharing. Reports are written so your lawyer, agent, or mortgage broker can act on them without additional context.
With your lawyer
Share the full PDF. The Inversions section (what Pellucis looked for and did not find) is especially useful—these are document gaps your lawyer may want to address in conditions of sale. The negotiation amount (when present) can inform conditions around purchase price adjustment.
With your mortgage broker
The Financial Picture and governance table are most relevant. Reserve runway, arrears, and debt structure affect underwriting. Share the report if the broker needs to verify strata or co-op financial health.
With your real estate agent
The assessment and negotiation amount give your agent clear parameters. The Full Picture (strengths and concerns) provides talking points for negotiation strategy.
