Arrears

0–100 score: participation, attendance, quorum, complaints, conflict, problem units. Combined with Kill Switch for assessment.

CRT

Civil Resolution Tribunal. BC tribunal for strata disputes. Pellucis counts CRT references as conflict indicators. Ontario/Alberta: N/A.

Depreciation Report

BC study of common property condition + 30-year cost projections. Every 5 years (5+ units; mandatory Jul 2024). = reserve fund study elsewhere.

Kill Switch

Reserve Fund

Money for major repairs. Pellucis extracts balance, contributions, spend; calculates runway.

Reserve Fund Study

Evaluates assets, projects 30-year costs, recommends funding. Ont condo: 3yr. Ont co-op, BC, Alta: 5yr.

Reserve Runway

Years reserve lasts at current spend. Short = underfunding or high capital demand.

Status Certificate

A status certificate is an Ontario condo disclosure document required in condominium sales. Issued by the condo corporation, it summarizes legal status, financial health (reserves, fees), arrears, litigation, and rules. Pellucis analyzes status certificates to extract key metrics and flag risks. Equivalent: BC Form B; co-op disclosure package.

Strata Package

BC bundle: Form B, depreciation report, financials, minutes, bylaws. = status cert (Ont) or co-op disclosure.
